Hernando County creates a redevelopment fund for South Brooksville
Commissioners voted unanimously to adopt the South Brooksville redevelopment plan and create a trust fund that keeps the area's future tax growth inside the area — aimed at housing and stormwater projects.
- Unanimous vote on October 13; Ordinance 2026-20 creates the community redevelopment trust fund.
- The fund captures tax-increment financing (TIF): growth in property-tax revenue inside the district is spent inside the district.
- Targets: housing and stormwater projects in the South Brooksville Community Redevelopment Area.
- The plan follows a multi-year community process.
The Hernando County Commission voted unanimously on October 13 to approve the South Brooksville Community Redevelopment Area plan and adopt Ordinance 2026-20, creating a community redevelopment trust fund for the area.
The mechanism is tax-increment financing. A base year for property values in the district is set; as values and tax revenue inside the district grow, the growth — the increment — goes into the trust fund instead of the general pot, and by law it is spent inside the district. For South Brooksville, the stated targets are housing and stormwater work. The plan comes at the end of a multi-year community process, and it means the neighborhood's own growth is now earmarked to pay for its own fixes.
